At Taylor Wimpey North Midlands, we are looking for an experienced individual who will participate in the management and co-ordination of the external consultant team through all stages of project procurement (Land, Planning, Commercial, Production, Sales and Adoptions).

You will actively support the project teams in all matters of the site delivery ensuring that all disciplines are fully joined up, synchronizing all designs from bid to planning approval through tender and onto site.

The role requires an individual with a high knowledge of planning and the ability to manage and co-ordinate external and internal customers in a timely fashion to meet the targets set by the Management team.

What you will do:

Planning

  • Lead the planning process during application stage and co-ordinate the consultant team.
  • Help organise and present at public consultations.
  • Apply for PPA’s and or pre application meetings and lead the process.
  • Participate in managing the preparation of information required for clearance of all planning conditions.
  • Ensure thorough co-ordination between all consultants to prevent any adopting, conflicting or maintenance issues during construction of the development.
  • Assist in ensuring the submitted application is in line with Operational Framework Requirements and TW internal guidance on “Good Practice” for submission of planning applications.
  • Attend internal and external team meetings as required to assist in the preparation of information for planning submission.
  • Participate in managing fees budget in accordance with regional conventions and protocols and effectively manage and administer same through the entire life of the project.

Pre-Development Management 

  • Deliver designs and supporting information in a consistent format across all schemes and in line with the department’s standards.
  • Ensure the design of schemes is compliant with all external requirements (Building Regs, TW Technical Bulletins, Water Authority, Highway Authority, NHBC etc.).
  • Attend concept, pretender, pre start, specification and any other relevant meeting as required under the Company’s Framework procedure.
  • Ability to consistently achieve challenging programmes.
  • Set an example for management of project fees and costs to budget and through the TW processes (fee schedules, Workflow etc.).
  • Manage the production of & co-ordinate high quality designs, utilizing TW standard products and details wherever possible.
  • Management of external consultants to ensure information is received, coordinated and distributed on time and within budget.
  • Ensure the design scheme is viable, liaising with internal colleagues to ensure the scheme meets BU requirements.
  • Implement the departments Quality Management Process to ensure Design information meets the high-quality expectations of the business.
  • Arrange, co-ordinate and manage all design meetings with other departments in a timely and efficient manner, ensuring all relevant action points are noted and recorded.
  • Liaise and negotiate where necessary with Statutory Authorities, Local Planning Authorities, Highways, Consultants etc. to ensure projects achieve the set objectives and programmes.

Development Management

  • Liaise and co-ordinate design information with the Engineering team to insure adoptable and approval standards are met.
  • Provide knowledge/expertise to react to changes in legislation as dictated by industry standards of Building Control, NHBC and planning law.

Health, Safety & Environment

  • Consider the HSE implications of design decisions at every step and ensure compliance with TW CDM procedures and meetings.
  • Implement a high level of CDM, identifying foreseeable risk in designs and taking action to design risk out, in line with company policy.
  • Clear understanding of operating practices such as Health, Safety & Environment and how these should be incorporated into designs.

What you will have:

  • Degree level qualification in a relevant field
  • Previous experience in the housebuilding sector
  • Capable of preparing and managing a number of planning applications
  • Computer literate. Knowledge of Autocad
