Our projects team lead and manage the delivery of key residential developments across our business. The Project Manager will manage and coordinate all aspects of the architectural, engineering and design and planning activities for the business and all matters to enable the commencement of the works on site by appointed self-build teams or principal contractors and to coordinate and ensure delivery on time and on budget.

The role will provide overall coordination and support to the provision of major infrastructure and services to large multi-phase developments where TW are the lead developer. The role will involve pre-commencement planning and coordination prior to phased works commencing, together with a role in overseeing and coordinating works at a site level.

What you will do:

General Project Co-ordination

  • Preparing and updating the consortium infrastructure programme
  • Chairing and preparing action minutes from monthly consortium meetings
  • Chairing and preparing action minutes from infrastructure groundowrks project meetings
  • Attending and updating project Consultant Team meetings
  • Montioring project costs
  • Assist the Technical Director and Senior Technical Manager in producing long-term plan for the delivery of large schemes

 

Design / Pre-start

  • Liaising with Consultant team to ensure design information for infrastructure works is prepared to programme
  • Undertake design reviews to ensure designs are “best value” solutions
  • Ensuring relevant technical approvals are in place for infrastructure works
  • Assist in clearing relevant planning conditions for infrastructure works
  • Obtain detailed quotations for design work and place relevant orders with consultant team in line with the fee budget
  • Ensure that constraints such as ecology, archaeology and footpath diversions are addressined in infrastructure programme and relevant works are undertaken
  • Obtaining detailed designs and estimates for infrastructure services and esure orders are placed as needed
  • Liaison with statutory authorities to ensure progress on off-site improvements and requisition is completed to programme
  • Negotiate with relevant agencies including Highway authority and Highways Agency in respect of off-site nfrastructure provision
  • Liaise with CDM-C and Principal Designer to ensure relevant TW procedures are followed and relevant documentation prepared, and obtain necessary Health and Safety documentation and approvals for any contractor appointed to infrastructure works in accordance with TW HSE/CDM Procedures and TW HSE Manual
  • Liaison with QS to ensure costs are understood and monitored

 

Site Monitoring

  • Assist project team in overseeing the groundworks, landscape and other contractors working on infrastructure as client representative
  • Ensure all necessary pre-construction health and safety documentation is in place
  • Ensure compliance by all developers of the Code of Construction Conduct and Consortium agreement
  • Initiating relevant inspections to ensure that progress of adoption of works is managed in line with development programme
  • Ensuring that appropriate as-built records are kept
  • Monitor housing completions by all developers and ensure regular update is kept to inform programme development and s106 compliance
  • Liaison with QS to control cost and WIP spend

 

Infrastructure Delivery

  • Assist in procuring design and build contracts to deliver s106 facilities and buildings following all process and procedures
  • Assist with the progress planning permission for infrastructure deliverables
  • Negotiate with the local authorities to deliver, vary or remove obligations
