Job Summary
At TWM (Taylor Wimpey Manufacturing), we're experiencing exciting growth in our supply of kits and expanding our supply chain to support a diverse range of roofing, flooring, and full kit solutions. As the Technical/Design Coordinator at TWM, you’ll play a pivotal role in driving the success of our timber frame projects by ensuring our in-house design team is equipped with everything they need to deliver exceptional results.
This dynamic position involves leading the coordination of all design information, acting as the central point of contact between our internal teams and external stakeholders. You’ll be responsible for managing and validating incoming design data, resolving any inconsistencies, and ensuring that all schedules and drawings from our Business Units (Clients) are fully aligned and ready for production.
You will be at the heart of our design delivery process—ensuring that every piece of information flows seamlessly between our internal teams, BU clients, and external partners.
In this role, you’ll be responsible for ensuring the timely engagement and appointment of Building Engineers and third-party subcontractors, making sure their designs are fully integrated into the overall project scope.
You will work closely with our in-house timber frame designers to review, comment on, and coordinate external design packages, ensuring they meet project requirements and are approved without delay.
Where projects do not include in-house timber frame design, you’ll take ownership of managing external design teams, ensuring all documentation is distributed via Dochosting and that approvals are secured in line with programme milestones. Key responsibilities include:
- Coordinating all design inputs to ensure clarity, alignment, and readiness for production.
- Managing external design consultants and ensuring their outputs are reviewed, approved with BU, and distributed efficiently
Where projects include in-house timber frame design. Key responsibilities include:
- Collaborating with internal designers to establish a design program and maintain a clear reporting structure back to the Client Business Unit Technical team.
- Monitoring and driving design progress and third party design to ensure all targets and deadlines are met.
- Supporting the Technical Director with STA-related duties, including certification and plot registration processes.
This is a hands-on coordination role that requires a solid understanding of the design and information flow across RIBA Stages 4–5, with proven experience in Design Management or Coordination. You’ll be instrumental in ensuring that every design element is accounted for, aligned, and delivered to the highest standard.
Primary Responsibilities
In this role, you will be required to do the following:
Pre-construction
- Review and validate design information and schedule.
- Hold DTM with BU and Architect to ensure design information provided is frozen and fully coordinated.
- Chair and minute actions and ensure RFI are closed.
- Appointing a Building Engineer and engage site specific design.
- Engage 3rd party designers on roof/floor/Full system and agree design release information.
Project Design delivery
- Work with the in-house Timber frame design team and advise on the design information to commence design.
- Agree the program and priority requirement of design information flow from BU requirement.
- Develop design programs and report back to BU and monitor design output and advise potential risk and report back to Technical Director.
- Working closely with the TF designers ensure the 3rd party design. Such as, roof and floors are fully approved in line with the program.
- Managing the Dochosting, ensure design information flow and approval are approved via the platform.
- STA plot registration and obtaining the certificate and distribute the required communications back to BU.
- Manage the project where kits are supplied by 3rd party. This is a full design coordination function to ensure 3rd party design are as per TWM standards, Engineering requirement, site registration and timely approval obtain.
Experience, Qualifications, Technical Requirements
- Min. 3-year experience as Design/Technical coordinator in Timber frame industry or demonstration of understanding of Timber frame system design process.
- Understanding the full Timber Frame system including roof truss and I joist system.
- Knowledge of building regulation and NHBC Standards.
- STA Knowledge
- Chair and Management of Design team
- Cad or Revit experience
